CITY COUNCIL ABSENT: Mayor Pro Tem Randy Williamson.
PLANNING AND ZONING COMMISSION PRESENT: Chairman D. Todd Parrish, Vice-
Chairman Michael Forman and Commission members Chris Greer, Kate Smith, and
Michael Springer.
PLANNING AND ZONING COMMISSION ABSENT: Daniel Kubiak.

Chairman Parrish called to order the Planning and Zoning Commission portion of the
work session at 6:07 p.m.
2. DISCUSSION
2A. DISCUSSION: SITE PLAN FOR A REGIONAL CORPORATE OFFICE
DEVELOPMENT FOR TD AMERITRADE CONSISTING OF AN OFFICE
BUILDING, TOTALING APPROXIMATELY 355,000 SQUARE FEET OF TOTAL
FLOOR AREA, AND A STRUCTURED PARKING GARAGE LOCATED
BETWEEN STATE HIGHWAY 114 AND WEST KIRKWOOD BOULEVARD ON
PROPERTY DESCRIBED AS BEING ALL OF LOT 1R1R1, BLOCK 1, SABRE
GROUP CAMPUS ADDITION AND LOCATED AT 1051 WEST KIRKWOOD
BOULEVARD.
Senior Director of Planning and Development Services Ken Baker presented
information on proposed Site Plan for a regional corporate office development for TD
Ameritrade and answered questions from Council and Commission.
Rudy Flores with TD Ameritrade Corporate Real Estate, 4600 Alliance Gateway
Freeway, Fort Worth, Texas made an initial presentation regarding TD Ameritrade's
corporate culture and objectives for this property, site selection, and amenities for the
employees.
Larry Good with GFF Inc., 2808 Fairmont Street, Dallas, Texas presented information
on the three primary design challenges given to GFF Inc. by their client, TD Ameritrade.
1) This site was partially selected for its beauty; 2) This site was important due to
visibility and accessibility from SH 114; and, 3) GFF Inc. needed to create an
architectural expression that was consistent with TD Ameritrade's culture with a building
that shows restraint and good stewardship.
Lee Hanson with Jones, Lang and Lasalle, 8343 Douglas, Dallas, Texas facilitated
initial questions from the group. Mr. Good and Mr. Flores answered questions regarding
some primary topics of discussion on: site security, number of employees, shift changes
of employees, access to the property from Kirkwood Boulevard and from SH 114, future
phases, detention pond, lighting plan, parking garage, number of parking spaces, tree
preservation, on-site employee amenities, sidewalks and pathways, etc.
Director Baker answered questions from the group.
No action was taken on this item.
3. ADJOURN
Mayor Hill adjourned the joint meeting at 7:35 p.m.
