Item SB 4 - Keller Williams Department of Planning & Development Services S T A F F R E P O R T February 12, 2016 CASE NO:SV16-002 PROJECT:Sign Variance for Keller Williams EXECUTIVE SUMMARY: Keller Williams Realty DFW is requesting approval of a variance to Sign Ordinance No. 704-H regulations to allow two (2) “Land Signs” on a residentially zoned and platted lot where only a “Residential Real Estate Sign” is permitted. The existing signs are located at 1705 N. Pearson Ln., Southlake, Texas. REQUEST DETAILS: The applicant is requesting a variance to Sign Ordinance No. 704-H regulations to allow two (2) “Land Signs” on a residentially zoned and platted lot. Residentially zoned and platted lots are only permitted to have one (1) “Residential Real Estate Sign.”The signs were installed under the assumption and criteria for a “Land Sign.” A “Land Sign” is defined as a temporary on-site ground sign on vacant land intended to advertise land for sale including unplatted tracts of land. A “Residential Real Estate Sign” is defined as a temporary on-site sign identifying existing residential buildings and/or lots for sale or lease on all residentially zoned and platted lots.
