SB Item 5.SV15-011 Department of Planning & Development Services S T A F F R E P O R T December 30, 2015 CASE NO:SV15-011 PROJECT:Sign Variance for Edward Jones EXECUTIVE SUMMARY: Advantage Signs on behalf of TDC Management LLC is requesting approval of variances to the Sign Ordinance No. 704, as amended, to allow an attached sign to be located on a building façade that does not correlate with the tenant’s lease space and that has an existing attached sign for the tenant that occupies that lease space. The sign/building is located at 560 N. Kimball Avenue, Suite 100, Southlake, Texas. REQUEST DETAILS: The applicant is requesting two (2) variances to the Sign Ordinance No. 704-H requirements to allow an attached sign on the east elevation that is proposed to be placed on a façade that does not correlate with the tenants’ lease space location, and would also result in two (2) attached signs on the same elevation for the same lease space. More specifically, Edward Jones occupies suite 120, however, is proposing their attached sign on the lease space location for suite 100 which is currently occupied by HerKare. HerKare has an existing attached sign on an adjacent façade on the east elevation of the building. Allowing the Edward Jones sign at the location proposed will result in two (2) attached signs on the same elevation for Suite 100. The applicant states this request is due to the tenant desiring signage that would be visible from Kimball Avenue and the restriction that was caused by the layout of the floor plan. Edward Jones is not proposing any other signage on the building. The proposed sign meets all other sign ordinance criteria.
