FORUM SUMMARY Property Situation: Approximately 78 acres located between State Hwy. 114 and Kirkwood Blvd.; southeast of the existing Sabre campus. Development Details: Regional business center development. Approximately 300,000 square feet of office space with a 3-story wing and a 2-story wing. 5-level parking garage. LEED Gold construction planned. All construction traffic will be directed off of SH114 and Kirkwood, not Dove.  Exhibits presented at SPIN:  QUESTIONS / CONCERNS: We are concerned about traffic. A lot of school traffic and kids at Dove and Kirkwood. Sabre traffic is already bad. We would like to see access off the 114 feeder road. We also have an issue with the location of the parking structure. We will see this garage; we can already see the Sabre garage. The drawings never show the true conception. Please consider lowering it and reducing impact. Construction traffic and parking will cause a lot of dust and will damage pools, just like Verizon did Do you plan to expand the footprint in the future? Yes, there are plans to expand two more phases as needed on both sides of R phase one; 150,000 square feet on one side and 300,000 square feet on the other side not high density. There will be approximately 2,000 employees with phase one. R No time table yet for future phases R What will be the total number of employees? We do not have specifics at this time. The phasing of the development is R consistent with the zoning and will have the least impact possible. The Traffic Impact Analysis stated a potential of 2,000 in phase two and 3,000 in phase three 7,000 over 10 years. What about getting access from the frontage road? That is a process that would be determined by TXDOT. There are no plans at R this time. Signalization and traffic flow is being discussed. R Weve also talked about labor pool. R The construction plan has water trucks to control dust. R When will this go to P&Z? Sometime in March we submitted today. R Sight line simulations are available. R We will see garage. How far off the road is it? This development is lower than Sabre. The parking garage will be 60-65 feet from the street. The City requires 30 feet. R Meeting adjourned 7:45 P.M.
