A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
SOUTHLAKE, TEXAS, GRANTING A SPECIFIC USE PERMIT TO
ALLOW OUTDOOR SALES OR SERVICES FOR CASUAL LIVING
LOCATED ON PROPERTY DESCRIBED AS LOT 5R2, T. EASTER NO.
474 ADDITION, CITY OF SOUTHLAKE, TARRANT COUNTY, TEXAS;
AND LOCATED AT 2801 E. SOUTHLAKE BOULEVARD, SOUTHLAKE,
TEXAS, MORE FULLY AND COMPLETELY DESCRIBED IN EXHIBIT
"A", AND AS DEPICTED ON THE APPROVED SITE PLAN ATTACHED
HERETO AND INCORPORATED HEREIN AS EXHIBIT "B" AND
PROVIDING AN EFFECTIVE DATE.
WHEREAS, a Specific Use Permit to allow outdoor sales or services has been requested by a
person or corporation having a proprietary interest in the property zoned as "S-P-2" Generalized Site
Plan District; and,
WHEREAS, in accordance with the requirements of Section 45.12 of the City's Comprehensive
Zoning Ordinance, the Planning and Zoning Commission and the City Council have given the requisite
notices by publication and otherwise, and have afforded the persons interested and situated in the
affected area and in the vicinity thereof; and,
WHEREAS, the City Council does hereby find and determine that the granting of such Specific
Use Permit is in the best interest of the public health, safety, morals and general welfare of the City.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
SOUTHLAKE, TEXAS:
SECTION 1.
A Specific Use Permit is hereby granted to allow outdoor sales or services, on property within the City Of
Southlake, Texas, located at 2801 East Southlake Boulevard, location being described as Lot 5R2, T.
Easter No. 474 Addition, an addition to the City of Southlake, Tarrant County, Texas, more fully and
completely described in Exhibit "A", and as depicted on the approved Site Plan attached hereto and
incorporated herein as Exhibit "B" and providing an effective date, subject to the provisions contained in
the comprehensive zoning ordinance and the restrictions set forth herein. The following specific
requirements and conditions shall be applicable to the granting of this Specific Use Permit:
• The SUP is approved for one year(2016);
• The dates of the event will be April 2-3, 2016 and September 17-18, 2016;

• The event area will be approximately 54' x 60' and located pursuant to the staff report
and presentation this evening;
• A 3' x 12' lawn banner sign will be permitted to be installed no sooner than the Friday
at noon the week before the event and will be removed as soon as the event is
completed;
• The approval is subject to the applicant's representations made to Council this
evening; and,
• Noting that Council sees this site as a unique and challenged location and the merits
of the application warrant the approval of the SUP.
SECTION 2.
This resolution shall become effective on the date of approval by the City Council.

Casual Living would like to request a special use pennit for the dates of Apre 2-April 3 and September
17-September 18, between the hours of 9:00 an and 1100 pet.
Every Year*tour other tree locations we hold a clearance sale in our parking lots for one weekend in
the spring and one weekend In the bit Since we are in the business of selling patio Nrnaar&and our
income Is thereby OlOSOTWIll,we rely on them two sales to dear out old stock and to boost itcomsto get
us Lough the winter Furniture is set up in our parking lot and sales steak on hand to assist customers:
We will usually have one of the Sig Green Egg or Primo gnu.being demonstrated,and we have balloons
and hot dogs for the kids.
These sales generale a good deal of htoortie for our stores,but do not add any traffic or perking burdens.
What'll,'"would normally expect b have five customers at a time in our stores,the parking lot sales tend
to generate ten to fifteen at a time.At no point haus vie ever needed special perking or traffic control.
Since we have not yet done so,we would like to use the April event as our Grand Opening as well as a
clearance sale.
We would also like id request the use of a temporary 3'x 12'vinyl banner for each Of our events,The
April banner would read"Gremd Opening,",and the September banner would read'Clearance Sate'.We
would like to have the banners an stakes neer the front of our property,as marked on the site pan.
