Item 9C Chiloso Mexican Bistro Sign Variance SV16-003 1 SV16-003 Owner: Chiloso Mexican Bistro Request: Approval of sign variance to allow an attached building sign to exceed maximum allowed sign area. Location: 2251 E. Southlake Blvd., Ste. 140 Douglas Jorgensen, on behalf of Chiloso Mexican Bistro is requesting approval of a variance to the Sign Ordinance No. 704-H to allow an increase in the allowable sign area for the restaurant located at 2251 E. Southlake Boulevard, Suite 140, Southlake, Texas. 2 History BJ’s Bassett PGA Golf In May 2014, City Council was presented with a master sign plan for the Kimball Oaks development. By September 2014, only signage for Building E – BJ’s; Building G - Bassett Furniture; Building C – PGA Golf; the monument sign package and the corner feature signage were approved. All other signs proposed within the development remain subject to sign ordinance 704, as amended. Building E - BJ’s approved under specific elevation letter / logo heights: East 15” & 72”; West 12” & 60”; North 15” & 60” Building G – Bassett approved specifically for 36” letter height and up to 50 sf in area (permitted west elevation sign is 36” letters and 37.78 sf in area) Building C – PGA Golf approved specifically for North max logo of 72” with 20” letters for PGA and 36” letters for superstore; East logo 60”, PGA 16”, superstore 30”; South logo 72”, PGA 20”, superstore 36” 3 Aerial View E. Southlake Boulevard S. Kimball Avenue The aerial shows the location of the property. 4 Site Plan ±370’ The sign is located on the northwest façade of building H. The maximum letter height is determined by the distance from edge of street pavement. Using a direct line of sight, the distance is approximately 370 feet which allows a maximum letter height of 36 inches. 5 Variance Request The applicant proposes to comply with all regulations of the Sign Ordinance 704-H with the exception of the following variances: Sign Ordinance 704, as amended, determines allowable sign area by lease space width. The west elevation shows a lease space width of 44 feet. The sign area at this location is calculated as 1 linear foot of lease space multiplied by 0.80 or 35.2 square feet. The components of the proposed sign total approximately 74.36 square feet. 6 Proposed Sign Details 22.6 inch channel letters 28.3 inch channel cut logo – i with flame 10 inch tag line letters 74.36 square feet for total area 8” Illuminated channel letters for Chiloso and an illuminated pill box for the tag line, Mexican Bistro. The letters and pill box depth is proposed at 8 inches. The letters are proposed as 22.6 inches for the Chiloso channel letters and 10 inches for the Mexican Bistro tag line. The letter ‘i’ is 28.3 inches. The overall size of the sign is 74.36 square feet. There is a black aluminum backplate located behind the channel letters and tag line. The allowable square footage is 35.2 sf and allowable letter height is 36 inch maximum from E.
