Item 9B CITY OF SOUTHLAI<,-E Department of Planning & Development Services STAFF REPORT February 23, 2016 CASE NO: SV16-002 PROJECT: Sign Variance for Keller Williams EXECUTIVE SUMMARY: Keller Williams Realty DFW is requesting approval of a variance to Sign Ordinance No. 704-H regulations to allow two (2) "Land Signs" on a residentially zoned and platted lot where only a "Residential Real Estate Sign" is permitted. The existing signs are located at 1705 N. Pearson Ln., Southlake, Texas. REQUEST DETAILS: The applicant is requesting a variance to Sign Ordinance No. 704-H regulations to allow two (2) "Land Signs" on a residentially zoned and platted lot. Residentially zoned and platted lots are only permitted to have one (1) "Residential Real Estate Sign." The signs were installed under the assumption and criteria for a "Land Sign." A "Land Sign" is defined as a temporary on-site ground sign on vacant land intended to advertise land for sale including unplatted tracts of land. A "Residential Real Estate Sign" is defined as a temporary on-site sign identifying existing residential buildings and/or lots for sale or lease on all residentially zoned and platted lots. This property is zoned and platted for residential use and only allows for a single "Residential Real Estate Sign." The specific variance requested is as follows: Sign Regulation Permitted Proposed Residential Real Estate 1 ground sign per site: 2 Land Signs: Sign—all residentially 24 total square feet; 12 square 64 total square feet; 32 square zoned and platted lots feet per sign face feet per sign face On February 18, 2016 the Sign Board unanimously recommended approval subject to the staff report and noting that the sign variance approval is applicable only to the current real estate agent listed on the sign. If for some reason the agent is changed, the applicant acknowledges that he would have to go back and comply with the sign ordinance.
