Dove Rd. and W. State Hwy. 114. 2 Approved Development Plan Phase II The Development Plan that was approved with the zoning change March 5, 2013 includes 96 residential lots and 6 open space lot. The 36 Phase II lots are outlined in red. 3 Approved Preliminary Plat Phase II Here is the preliminary plat that was approved June 4, 2013. The Phase II lots are again outlined in red. 4 Plat Revision The Plat Revision is consistent with the approved Development Plan and Preliminary Plat. A Plat Revision is required in this case instead of a Final Plat that would receive final approval from the Planning and Zoning Commission because a portion of the property was previously platted. A plat for the R.P. Estes Subdivision was filed with Tarrant County in 1947 prior to annexation of the properties by the City. 5 Tree Preservation Plan The Tree Preservation Plan for the entire development is shown here. The percentage of tree coverage attempted to be preserved for the site as a whole is consistent with the approved plan. The approved R-PUD zoning allows the marginal trees to be included in the percentage of tree canopy to be preserved, but any marginal trees that are removed must be mitigated on a caliper inch per caliper inch basis. 6 Questions?
