PROJECT: Sign Variance for Edward Jones
EXECUTIVE
SUMMARY: Advantage Signs on behalf of TDC Management LLC is requesting approval of
a variance to the Sign Ordinance No. 704, as amended, to allow an attached
sign to be located on a building fagade that does not correlate with the tenant's
lease space. The sign/building is located at 560 N. Kimball Avenue, Suite 100,
Southlake, Texas.
REQUEST
DETAILS: The applicant is requesting a variance to the Sign Ordinance No. 704-H
requirements to allow an attached sign on the east elevation that is proposed to
be placed on a fagade that does not correlate with the tenant's lease space
location. More specifically, Edward Jones occupies Suite 120, however, is
proposing their attached sign on the lease space location for Suite 140 which is
currently occupied by the building owner, TDC Management LLC. The applicant
states this request is due to the tenant desiring signage that would be visible
from Kimball Avenue and the restriction that was caused by the layout of the
floor plan. Edward Jones is not proposing any other signage on the building.
The proposed sign meets all other sign ordinance criteria.

CURRENT ZONING: "S-P-2" Generalized Site Plan District
HISTORY: - A Zoning Change and Concept/Site Plan was approved by City
Council on December 4, 2007 for Kimball Lakes Office Park under
Planning Case ZA07-106.
- A Preliminary Plat was approved by City Council on January 15,
2008 for Kimball Lakes Office Park under Planning Case ZA07-156.
- A Final Plat was approved by the Planning & Zoning Commission on
September 4, 2008 for Kimball Lakes Office Park under Planning
Case ZA08-070.
- A Zoning Change and Site Plan was approved by City Council on
December 3, 2013 to allow modified building elevations for Kimball
Lakes Office Park under Planning Case ZA13-128.
- A Sign Variance was proposed to City Council on June 3, 2014 to
allow a business monument sign (enhanced during construction)
that exceeded maximum allowed height and maximum number of
sign panels. The case was ultimately withdrawn by the applicant.
