Item 7BZA15-093 Cornerstone Crossing Business Park Site Plan 1 APPLICANT: Blake Architects OWNER: Cambium Capital, LLC REQUEST: Approval of Zoning Change and Site Plan from “S-P-1” Detailed Site Plan District with “O-1” office uses to “S-P-1” Detailed Site Plan District with “O-1” office uses for Cornerstone Crossing Business Park to revise the building elevations on 5 proposed office buildings. LOCATION: 508, 512, and 516 Silicon Drive and 410 and 416 S. Nolen Drive and also addressed as 500 and 510 Silicon Drive ZA15-093 Blake Architects, representing the owner, Cambium Capital, LLC, is seeking approval of a Zoning Change and Site Plan and approval of building elevations for five (5) office buildings. 2 The future land use is office commercial. 3 The current zoning is “S-P-1” Detailed Site Plan District. 4 This is the aerial with the site location. The site has 3 streets on 3 sides of the property. 5 APPROVED SITE PLAN April 15, 2008 (ZA07-139) This is the approved site plan from April 2008 under planning case ZA07-139 for 5 office buildings totaling 29,970 square feet. The two office building designs were Buildings 1 and 2 were proposed for 5,985 sf each and buildings 3, 4 and 5 were proposed as 6,000 sf each. 6 APPROVED Building No. 1 elevation Lot 1-R2 (ZA07-139) These are the approved elevations for Building No. 1 located on Lot 1-R2. Building 1 was the only building elevations approved with this case. 7 APPROVED Landscape plan (ZA07-139) This is the proposed landscape plan 8 Proposed SITE PLAN This is the proposed site plan. The building layout on the 5 lots remain the same as approved in ZA07-139. The 5 buildings will be reduced to 28,773 sf in total and the elevations will be revised for two different building layouts. Buildings 1 and 2 contain 5,970 sf each and will have the same elevations. Buildings 3,4, and 5 contain 5,611 sf each and will have the same elevations. Buildings 1 and 2 will front and access onto S. Nolen Drive 17 S-P-1 Regulations All requirements stated per the City of Southlake Zoning Ordinance, Section18, “O-1” Office District shall continue to be followed and met with the following exceptions: Portions of bufferyards along interior lot lines shall not be required as shown on the site plan. The future buildings shall be similar in design and construction and shall match the exterior elevations, roof height, style and design, building materials and exterior color of the building to be constructed on Lot 1R2. All building setback lines and site improvements shall be as depicted on the site plan.
