PROJECT: Site Plan for Del Frisco’s Grille
EXECUTIVE
SUMMARY:
The applicant, idstudio 4, is requesting approval of a Site Plan on property
described as Lot 5, Block 1R, Southlake Town Square Addition, an addition to
the City of Southlake, Tarrant County, Texas, and located at 1200 E. Southlake
Blvd. Current Zoning: “DT” Downtown District. SPIN #8.
DETAILS:
The applicant is requesting approval of a Site Plan to allow eight (8) patio
enclosures on the south and east sides of the second floor outdoor patio of Del
Frisco’s Grille. The patio enclosures will allow the restaurant to extend the
seasonal use of the second floor patio. The patio enclosures will be retractable
motorized fabric shades with clear vinyl windows located between the covered
patio columns. Seven of the patio enclosures will be located in the main patio
area and one will be located behind a vertical wall on the east side of the patio.
Four (4) additional 4-inch by 4-inch powder-coated steel columns will be added
for the shade curtain tracks on the south and east sides of the patio. The
applicant and RPAI, Southlake Town Square Management, have selected a
black shade fabric for the patio enclosures as shown in Attachment C, pages 6
and 7.

Change and Concept Plan with NR-PUD Zoning for Southlake Town
Square
August 19, 1997; City Council approved Cases ZA97-099 &100,
Development and Site Plan, respectively for this portion of the
Southlake Town Square;
February 4, 2003; City Council approved a Case ZA02-104, Zoning
Change and Concept Plan with DT Zoning for Southlake Town Square;
April 2, 2013; City Council approved a Plat Revision abandoning the
drainage easement and detention area on Lot 3, Block 1R and created a
new lot for this building site;
April 2, 2013; City Council approved Case ZA13-009 Site Plan for the
Del Frisco’s Grille restaurant.
June 18, 2013: City Council approved Case ZA13-049 for the Del
Frisco’s Grille restaurant pursuant to Site Plan Review Summary No. 2,
dated June 12, 2013; and noting approval of the following exceptions
and with condition: (1) impervious outdoor patio area and associated
structures to be located within the 32-foot setback area long South
Carroll Avenue as shown on the proposed site plan; (2) impervious
parking spaces to be located within 32-foot setback area long South
Carroll Avenue as shown on the proposed site plan and (3) outdoor
patio to encroach up to eight feet into the required 20-foot bufferyard as
shown on the proposed site plan. The foregoing variances are subject to
a masonry buffer wall to be appropriately engineered and to provide
safety for the restaurant patrons from unintended vehicular intrusions,
which is subject to the reasonableness of staff’s review.
CITIZEN INPUT:
A SPIN meeting has not been scheduled for this site plan.

October 2, 2015.
