FORUM SUMMARY
Property Situation:
1452 W. Southlake Blvd.
Development Details:
Proposing to construct shade structure that is 46.5’ X 29’ X 12’ that would cover the
playground
Presenter mentioned the project will require two variances
One variance to Ordinance No. 480 Sec. 43.13 A.2 which prohibits the
o
membrane-type structure – so the applicant is proposing to use polyethylene
shade cloth instead of standard roofing material
The presenter noted another variance to Ordinance number 557 A.1.E. which
o
requires all residential buildings within 500’ of the Right-of-Way along 1709 to
have at least 80% of all exterior walls constructed of masonry – presenter
mentioned this would apply to poles because they do not have any exterior walls
The presenter mentioned the fence area around the playground is existing so the new
piece would be the four posts and hip-roof structure
Presenter noted they are proposing the posts to be tan and the hip-roof shade structure
would be forest green
Presenter mentioned the proposal is for the preschool
Presenter mentioned the structure would protect children from the sun and would drop
the heat by about 20 degrees

The materials and structure would look like those on school playgrounds in the area?
Yes, this is comparable to what is at Rockenbaugh and some of the other

schools. Using the same companies to construct it. The posts will go outside the
playground fenced area so the posts themselves from a safety standpoint do not
propose any hazard for the kids playing on the playground
