FORUMSUMMARY
Property Situation:
Located at the northwest corner of Southlake Blvd. and Shady Oaks Dr.
Development Details:
The presenter noted that as it is the project is zoned SF-1A
The presenter mentioned that their proposal would be a variation from what the current
zoning is
The presenter mentioned that the proposal is 53 lots with a minimum of ½ acre that go
up to as large as 38,000 square feet. 18 of these lots are in excess of 30,000 square
feet. There is 7.6 acres of open space, which is almost 15% of the project
The presenter mentioned the large wooded existing home sitewhich is about a1.7 acre
lot that is going to remain in the center of the communitybut is not included in the land
area calculation–so the density is 1.11 homes per acre
The presenter said that currently there is an approved preliminary plat in place on the
portion that runs up the middle of the site, which is a 16-acre 1-acre subdivision with
those homes being on septic. Have worked with a number of the owners to assemble
the entire thing to give a more cohesive solution for this entire thing

QUESTIONS / CONCERNS:
Is the City going to make changes to Shady Oaks so it is not going to be so congested?
Shady Oaks is just a two-lane street. Do you know of any plans the City is looking into
so there is not going to be a big traffic jam on the light from Shady Oaks to Southlake
Blvd. when all this is done?
Don’t know personally. Completely understand concern especially with The Marq
o
coming across the streetthere are a lot of attractions coming to this particular
corner. This development as you see it will add cars, part of our project we’ll be
completing a traffic impact analysison our site so that we know what is
contributing from our end
I see there is a green belt on the north side of 1709, what is that? (south side of the
project north of 1709)
That is all going to be community open space. Have not worked through final
o
details with engineers and landscape architects. That will be treated in an
appropriate way for a project of this magnitude and expense. That will probably
include some form of screening walls, stone, entry features, enhanced
landscaping. The City requires a 20’ buffer off the right-of-way;the drawing
shows a 30’buffer at its narrowest point.
Worried about the debris and air pollution with construction. Will the green belt be built
ahead of time or after construction is finished?
The proposed green belt on the far north side of the property would be one of the

final things built. There are rules and regulations in place to keep dust down
Is there any monitoring system to let me know whether it is safe to take a jog outside
today or not? In terms of the air quality today because of the construction?
Do not know of any type of notification for air quality based on construction
o
activity in DFW, but I do routinely see ozone alerts or orange days
My concern is that it is a right-in right-out to 1709 and anyone not going to Sprouts or
Southlake Carroll High School or Wal-Mart is coming my way. Have asked every builder
to protect our privacy with at least a 6’ masonry fence. Do not want a wooden fence to
maintain. Until I get that agreement, the four Stacy Homes object
Confident something will be worked out on the borders that are there. Want to
o
add that we are not proposing a right-in right-out -that is at an existing median
break. The plan moving forward thatis being able to turn both ways
Across from the entry off Shady Oaks now lines up with the entry to the new buildingthe
City is building in the park.Any traffic going to the park or the new community center or
Durham Intermediate is going to use this no matter whether that is a right-in right-out
The 14.8 open space, does that include Mr. Stacy’s property or not?
It was around 14% open space; it is around 7.286 acres that does not include the
o
1.7 acres on Mr. Stacy’s.
Is the trail on the road that is going out to Shady Oaks or is that behind the property?
The trail mentioned is the far north section between us and the row of homes that
o
borders us to the north –there is a thin green belt there. There is going to be
pedestrian trail easements that run between the pie shaped lots in the corners
that meander through so it is a trail system within the community
What is the master trail? What could this turn into?
The master trail plan probably runs along Shady Oaks, 1709 and if there is a gap
o
in that we will have to connectit, and it will be connected either on Shady Oaks
and 1709 with a gap or possibly connected via sidewalk through our main road
only.
So what are the next steps?
We’ll continue to put our plan together and make sure to address as many
o
concerns as possible that have been brought up. We work through the steps
necessary to take this in front of the Planning & Zoning Commission to try get the
zoning we are trying to achieve on this project
September, November?
Would need to ask. Not sure the schedule. Would love to hit P&Z sometime in

September. Could be October
Is the one-acre project still in play? Still think the density is too high
