Property Situation:
1207 Timberline Court
Development Details:
Property is south of Continental Blvd. on Timberline Court.
Proposing 10,300 square foot office building and storage facility for the business and 4
bays of lease space for future tenants
All future tenants would fall under the planning and zoning of allowable tenants for this
zoning which isLight Industrial
Applicant noted that earlier in the day they found out the elevations were wrong, and the
elevations presented show some metal siding on three sides, stone on the street side of
Timberline –but they will all be stone or real stucco
Applicant mentioned there are many natural trees and they will work to save as many as
possible but will be eliminating two; one for the fire lane drive and one where the building
sits
The presenternoted the set back is 40 feet from the property line off the street
Theapplicant mentioned thebuilding will have a metal roofnotingit is basically a pre-
engineered metal frame with brick and stucco. Brick and stucco will be a light color, the
contrasting color trim on the roof and around the windows should make them pop

The applicant did not have a digital presentation. The applicant brought renderings of the
proposal and displayed them in the City Council Chambers.
QUESTIONS / CONCERNS:
What is the zoning for this lot?
Light Industrial

You are not asking for a zoning change, just site plan approval?
It is already zoned for what we need?

No variances? Not even a driveway variance? Timberline is a local street. Local street
cannot have a commercial vehicle going to it
Only have one drive. Have a fire lane that goes back a certain distance. We’ll be

adding a fire hydrant deep onto the property. On the west side of the building
between the building and the street will have a building with fountains
So basically you are using the existing driveway?
It is a new driveway –closing the existing driveway

In City Driveway Ordinance a local drive cannot have commercial service in it
Haven’t received staff comments yet other than by phone got a few comments

Ibelieve stucco is not considered a masonry
The City considers it –it would be real stucco. It would go on the east side away

from the street and the north side. You would not be able to see those unless you
got out and walked on the property or drove down the drive
For the proposed new driveway, how far from Continental?
300 + feet

250 feet separation center-to-center?
I don’t think it is that far

I think it is a requirement unless you use the right-in right-out only
When do you plan to go to Planning & Zoning?
Have to make a final submittal to the Development Review Committee and then

we have to go through P&Z. The earliest we can be at City Council is September
