EXECUTIVE
SUMMARY:
KDC is requesting approval of a Plat Revision for Lots 1R1R1 and 1R1R2, Block
1, Sabre Group Campus on property described as Lot 1R1, Block 1, Sabre Group
Campus, an addition to the City of Southlake, Tarrant County, Texas and located
at 3000 Kirkwood Blvd., Southlake, Texas. Current Zoning: “NR-PUD” Non-
Residential Planned Unit Development District. SPIN Neighborhood #1.
REQUEST
DETAILS:
The applicant is requesting approval of a Plat Revision for Lots 1R1R1 and
1R1R2, Block 1, Sabre Group Campus consisting of 84.621 acres to divide one
platted lot into two lots to separate the portion of the lot that is west of the
floodplain from the remainder of the lot.
VARIANCE
REQUEST:
Subdivision Ordinance No. 483, as amended, Section 8.01(D) states that all side
lot lines must be perpendicular or radial to the right of way. A variance is
requested to allow the new boundary to follow the western boundary of the 100
year floodplain through its intersection with the adjoining right of way of S.H.114.

for Sabre Corporate Campus was approved July 20, 1999.

A preliminary plat (ZA99-080) for Lots 1-4, Block 1, Sabre Group Campus
was approved October 19, 1999.

A development plan (ZA99-090) for Sabre Group Campus was approved
January 18, 2000.

A site plan (ZA99-091) for Sabre Group campus was approved January
18, 2000.

A final plat (ZA99-096) for Lots 1-4, Block 1, Sabre Group Campus was
approved November 18, 1999. The plat was filed December 26, 2001 and
re-filed January 24, 2002 to include the correct sheet 2 of 3.

A site plan (ZA00-060) for Sabre Group Campus was approved July 18,
2000.

A plat revision (07-025) for Lots 1R1, 1R2, 2R, 4R1, 4R2, and 4R3, Block
1, Sabre Group Campus was approved March 20, 2007 and filed
September 28, 2007.
-A plat revision (ZA11-044) for Lot 1R2R, Block 1, Sabre Group Campus
was approved by City Council on January 2012, but that plat was never
filed and it has since expired.
- A plat revision (ZA15-076) for Lot 1R2R, Block 1, Sabre Group Campus
and E. Kirkwood Blvd. right of way dedication was approved by the
Planning and Zoning Commission on August 6, 2015; subject to Plat
Review Summary No. 2, dated July 31, 2015 and the staff report dated
July 31, 2015.

COMMISSION ACTION:
September 3, 2015; Approved (6-0) as presented specifically granting the
requested variance with respect to side lot lines and also subject to the
staff report dated August 28, 2015 and Plat Review Summary No. 2, dated
August 28, 2015.

3. Label the recording instrument(s)/ownership(s) associated with E. T.W. King and the portion
of Kirkwood Boulevard between E. T.W. King and S.H. 114. This portion was abandoned by
the public and is currently private.
4. Prior to filing this plat, update any filing information associated with the adjoining properties
including Kirkwood Boulevard and its status as a private street, easements etc.
5. Darken the font and line work on existing and proposed easements, building lines, adjoining
properties, etc. to improve legibility.
6. Use the standard form of dedication in accordance with the Appedices of the Subdivision
Ordinance No. 483, as amended. Also, include a statement that there are no liens on the
property, if no liens exist or a lien holder ratification and notary acknowledgement if any liens.
