NOTES
MAINTENANCE: The Owner shall be responsible for the contirued maintenance in perpetuity of all
landscaping and irrigation. All required landscaping shall be maintained In a neat and orderly manner
at all times. This shall Include mowing edging, pruning, fertilizing, watering, weeding, keeping beds
mulcted in accordance with standard horticultural practices or as recommended by the Landscape
Administrator and other such activities coimion to the maintenance of landscaping. Landscaped
areas shall be kept free of trash, litter, weeds and other such material or plants not a part of the
landscaping. Ali plant materials shall be maintained in a healthy and growing condition as is
appropriate For the season of the year. All irrigation heads or lines which are broken and Flow water
shall be replaced/repaired immediately to prevent the waste of water.
EDGPYs Ryerson 10 gauge steel or equal. Install top of edging equal to finished mowing height
of adjacent grass. Do not install any edging parallel and adjacent to concrete walks or curbs.
Install stakes on wrier side or planting beds, flush with top of edging.
DRAINAGE: There shall be positive drainage away From all buildings. Final landscape grade
including top dressing muldt, shall be a elnimun of 3' below finished floor OF adjacent buildings.
BED PREPARATION: Planning areas to receive groudcover, shrubs or ornamental trees shall be
prepared as Follows:
I. Excavate and remove From site existing soil and rock as necessary to allow for the incorporation
of 3' of sandy loam/cared organic compost mix, 3' of hardwood mulch, and still allow For the flnished
grade of beds to be a minimum of 3' below the finished Floor of adjacent butldirugs.
2. Till sandy loamloured organic compost mix into existing soil to a 6' depth
3. Rake beds smoothly and evenly. Ensure positive drainage away From building and or toward ary
surface drains if present.
MULCH: All beds shall receive 3' of shredded hardwood mulch Trees in lawn areas shall have 4' of
mulch placed within the tree rings. Do not allow mulch to contact tree trunks.
TREE PLANTINS,. Tree pits of 5 gallon or greater trees shall be dug 12' greater than the rootball
and slightly shallower than rootball height BadrAll in 6' lifts, tamping between lifter with sandy
loam/organic compost mix and IQ native soil mix Provide 6' diameter continuous ring of soil around
tree rootball 8' in height.
