The applicant Hat Creek is requesting approval of a Preliminary Plat for the development of 15 residential lots and 3 open space lots on 20 ½ acres located on Shady Lane adjacent to
the City of Grapevine.

The site is designated “Low Density Residential” on the 2030 Land Use Plan, which specifies single family detached dwellings at a net density of one or fewer dwelling units per acre
and 100-year floodplain.

The current zoning is “SF-1A” Single Family Residential District.

Preliminary Plat
This is the preliminary plat, which proposes 15 single family residential lots and 3 open space lots. The gross density is approximately 0.73 units per acre and the net density is approximately
0.79 units per acre. 14 of the 15 residential lots have direct access onto the proposed local street and cul-de –sacs and one lot has access directly onto Shady Lane. The open space
lots (shown in green) total approximately 0.422 acres.

The Preliminary Plat complies with all of the regulations in the “SF-1A” zoning district. The following variances to Subdivision Ordinance No. 483, as amended, are requested:
1. Double
fronted residential lots are not allowed per Subdivision Ordinance No. 483, as amended, Section 8.01.C. The applicant is requesting a variance to allow Lots 2, 3 and 15 to be double
fronted lots as shown.
2. Subdivision Ordinance No. 483, as amended, Section 5.03.I states that cul-de-sacs should not be less than 150 feet in length. The applicant is requesting
a variance to allow a cul-de-sac length of approximately 120’ as shown.
3. Subdivision Ordinance No. 483, as amended, Section 5.06, requires a minimum four (4) foot wide sidewalk on
both sides of all public and private streets. The applicant has removed this variance request.

Although not required, this is a Concept Plan the applicant has developed for the “SF-1A” subdivision. 4-foot sidewalks are shown to be installed per this plan and will be as the subdivision
develops.

This is the applicants proposed preliminary plat. 17 single family residential lots will be platted with 5 of those lots having direct access onto the existing Shady Lane and the remainder
onto a new residential street that will be built as a part of this subdivision.
