Agenda Item No. 1 — Call to Order: Chair Dyche called the work session to order at 5:41 p.m.
Agenda Item No. 2 — Orientation for Zonina Board of Adjustment members: Allen Taylor,
City Attorney, presented an orientation to the Board.
Chair Dyche adjourned the work session at 6:50 p.m.

Agenda Item No. 1 — Call to Order: Chair Dyche called the meeting to order at 6:58 p.m.
Agenda Item No. 2 — Approval of the Minutes: Chair Dyche opened the discussion of the
minutes of the Zoning Board of Adjustment meeting held on June 25, 2015.
A motion was made to approve the minutes of the Zoning Board of Adjustment meeting held on
June 25, 2015.

Anenda Item No. 3 — Administrative Comments: Richard Schell, Principal Planner,
announced that the next meeting will be held on August 27"', 2015.
Agenda Item No. 4 — ZBA-692, Special Exception Use Permit per Ordinance No. 480, Section
44.12 (2), for the construction of accessory buildings or structures of a size or aggregate size
greater than permitted on property described as Lot 28, Block 3, Cross Timber Hills, Phase II,
an addition to the City of Southlake, Tarrant County, Texas and located at 1356 Ten Bar Trail,
Southlake, Texas. Current Zoning: "SF -1A"— Single Family Residential District.
Planner Schell then presented details of the request for approval of a Special Exception Use per
Ordinance No. 480, Section 44.12(2) for construction of accessory buildings or structures of a
size or aggregate size greater than permitted to allow construction of an approximately 1,591
square foot cabana. Zoning Ordinance No. 480, Section 11.5.j.1.i allows a maximum lot
coverage of 3% or 4,000 square feet for the sum total of all accessory structures and buildings
on the lot. Three percent of the lot area in this case is approximately 1,544 square feet. When
added to the lot coverage of the existing 660 square foot garage, the addition of the covered
garage/pool house brings the sum total of all accessory buildings and structures to
approximately 2,251 square feet, or approximately 4.4% of the lot area.
Chair Dyche opened the public hearing and called upon the applicant or the applicant's
representative to make such comments and present evidence as the applicant should desire.
Charles Koenig, 1356 Ten Bar Trail., Southlake, TX the applicant and owner, once sworn in,
presented his reasons for the request and was available to answer questions of the Board.
Chair Dyche asked if there were those in the audience who wished to speak in support of the
request.
There being no one, Chair Dyche asked if there were those in the audience who wished to
speak in opposition of the request.
There being no one, Chair Dyche closed the public hearing and opened the item for discussion.
After discussion from the board, Chair Dyche stated that he was prepared to entertain a motion
on the request.

44.12 (2), for the construction of accessory buildings or structures of a size or aggregate size
greater than permitted on property described as Lot 7, Block 1, Vista Trails Addition, an addition
to the City of Southlake, Tarrant County, Texas and located at 624 Overland Trail, Southlake,
Texas. Current Zoning: "SF -20B" — Single Family Residential District.
Planner Schell then presented details of the request for approval of a Special Exception Use per
Ordinance No. 480, Section 44.12(2) for construction of accessory buildings or structures of a
size or aggregate size greater than permitted to allow construction of an approximately 720
square foot accessory building to be used as a workshop and garage. The SF -20B zoning
district allows a maximum lot coverage of 600 square feet for the sum total of all accessory
structures and buildings on the lot
Chair Dyche opened the public hearing and called upon the applicant or the applicant's
representative to make such comments and present evidence as the applicant should desire.
Wayne and Dorothy Edwards, 624 Overland Dr, Southlake, TX the applicants and owners, once
sworn in, presented their reasons for the request and were available to answer questions of the
Board.
Chair Dyche asked if there were those in the audience who wished to speak in support of the
request.
There being no one, Chair Dyche asked if there were those in the audience who wished to
speak in opposition of the request.
