Item 6C Department of Planning & Development Services S T A F F R E P O R T August 10, 2015 CASE NO: ZA15-064 PROJECT: Site Plan for Taverna Rossa Covered Patio - Park Village EXECUTIVE SUMMARY: MSC Design, LLC is requesting approval of a Site Plan for a covered patio for Taverna Rossa on property described as Lot 1, Block 1, Park Village, an addition to the City of Southlake, Tarrant County, Texas, and located at 1035 E. Southlake Blvd. Current Zoning: “S-P-1” Detailed Site Plan District. SPIN Neighborhood # 9. REQUEST DETAILS: City Council approved a Zoning Change and Site Plan for the Park Village development on October 15, 2013 to allow construction of approximately 196,000 square feet of retail and restaurant development on approximately 22.48 acres at the southwest corner of E. Southlake Blvd. and S. Carroll Ave. A condition of approval of the Zoning Change and Site Plan was that all patio covers and structures come back at a later date for Site Plan approval. The applicant is requesting approval of a Site Plan to add an approximately 1,220 square foot patio cover to the east side of Building N for Taverna Rossa. The proposed changes are as follows: 1. Patio canopy structure to include: a. Masonry veneer columns matching existing building material b. Prefinished metal fascia to match existing building fascia c. Permanent roof deck with membrane roof (not visible from right of way) d. Outdoor fireplace in masonry enclosure to match existing building material e. Wood patio ceiling f. Metal framed knee wall with plank tile infill matching existing building material g. Two styles of new exterior wall lights h. Outdoor roll-down shades with clear view windows between columns i. Wall and column mounted fans j. Ceiling-suspended radiant heaters k. Outdoor speakers 2. Modifications to original proposed patio footprint to increase floor area while maintaining landscape features and clear sidewalk widths.
