City Council approved a Zoning Change and Site Plan for the Park Village development on October 15, 2013 to allow construction of approximately 196,000 square feet of retail and restaurant
development on approximately 22.48 acres at the southwest corner of E. Southlake Blvd. and S. Carroll Ave. The site plan did show the general area (footprint of the patio area) but a
condition of approval of the Zoning Change and Site Plan was that all patio covers and structures come back at a later date for Site Plan approval.

THE CONCEPT – Pizza, Craft Beer, and Texas Roots
Taverna Rossa ~ Craft Pizza & Beer is full-service craft pizza restaurant and bar. Serving crazy-good pizza in Texas is what we do. The roots of the product may be in Naples, but pizza
is clearly a favorite anywhere in the world just as it is in Texas.
Ciao Y’all is a term we use in the restaurant often – it perfectly describes the collision of these two cultures
and the Lone Star spin that we place on everything that we do each day. It leverages our Texas heritage and results in a natural born union of these two worlds where jalapenos grace
a pie, Shiner Bock is hitched up with Parmigiano-Reggiano on a pizza, a pizza peel is hung by a pitchfork and both cultures know that Mama rules the kitchen and our hearts.
Ciao Y’all
is our way of saying both hello and goodbye, treating you like family, feeding you like you are a relative and welcoming you back home when you are hungry. Sit. Eat. Drink. Laugh.

33 Restaurant Group – Our Story
In 2007, Preston Lancaster, Founder & CEO of {33} Restaurant group, raised money from friends and family to buy a neighborhood pizza joint, Palio’s Pizza Café, in Little Elm, TX (suburb
of Dallas). He fixed up the place, helped revitalize the brand, and paid back investor capital in less than a year. Shortly thereafter, sales were grown to over $650/foot in the neighborhood
pizza joint. Preston recruited, now partners, Jimmy Cannon and Tony Smith to help run and expand operations.
After this initial success he opened up a second location in Frisco, TX
in 2008. Then the team opened up two more Palio’s Pizza Café locations, in Plano and Crossroads.
Since then, {33} Restaurant Group has formed an investment partnership in the acclaimed
“The Grape Restaurant” in Dallas, TX owned by Chef Brian Luscher.
In early 2012, {33} Restaurant Group purchased the failing Cadillac Pizza Pub in McKinney, TX in hopes of creating
a popular hotspot with great food, cold beer, live music and neighborhood buzz. It worked, and it now draws big crowds and rave reviews. From time of purchase to date, sales are up
over 140%.
Taverna Rossa ~ Craft Pizza and Beer, {33}’s latest concept and largest to date, opened in September 2013. Built from the ground up in Plano, Texas.
The menu, created
with culinary partner, Chef Brian Luscher, features a uniquely rustic Texas take on crispy, thin-crust pizza loaded with locally sourced ingredients and paired with 24 local craft beers
and cocktails. The concept also features live music and a big lakeside patio with outdoor bar. TR has received numerous accolades and much respect from critics and industry peers.
Most recently, it was named one of the “Hottest Pizzerias Around the U.S.” by Zagat.

many of the articles, reviews, and accolades we have earned for all of our concepts. Most importantly, we have earned the respect and patronage of so many of our loyal guests, whom we
