The applicant has revised the plan since the P&Z meeting to add a hammerhead for emergency access and to show a 22” oak and a 12” cedar that were previously shown as to be saved as marginal.
The Tree Preservation Plan is still in compliance with the Tree Preservation Ordinance requirement that 60% of the existing canopy be preserved..

The Planning and Zoning Commission approved the item (6-0) on June 4, 2015subject to subject to Concept Plan Review Summary No. 2 dated May 29, 2015 and the Staff Report dated June 4,
2015 and noting for the record that the variance request included in the staff report is no longer needed. A variance request was included for driveway spacing to an intersecting right
of way, but staff determined that Walnut Grove was a private drive and not a public street, so the variance request was removed. The existing driveway meets the minimum centerline spacing
for residential driveways on a local street, which is 20’.
