RESOLUTION NO. 12 -013
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
SOUTHLAKE, TEXAS, GRANTING A SPECIFIC USE PERMIT
TO ALLOW A CHILDREN'S NURSERY, CHILD DAY CARE
CENTER AND KINDERGARTEN ON PROPERTY LOCATED AT
251 COUNTRYSIDE COURT, SOUTHLAKE, TEXAS, BEING
DESCRIBED AS LOT 2R1, BLOCK B, RAVENAUX VILLAGE
ADDITION, SOUTHLAKE, TARRANT COUNTY, TEXAS, MORE
FULLY AND COMPLETELY DESCRIBED IN EXHIBIT "A ", AND
AS DEPICTED ON THE APPROVED SITE EXHIBIT ATTACHED
HERETO AND INCORPORATED HEREIN AS EXHIBIT "B" AND
PROVIDING AN EFFECTIVE DATE.
WHEREAS, a Specific Use Permit to allow a children's nursery, child day care center
and kindergarten on property currently as known Grace Community Church has been requested
by a person or corporation having a proprietary interest in the property zoned as "S -P -1"
Detailed Site Plan District with "CS" Community Service uses ; and,
WHEREAS, in accordance with the requirements of Section 45.1(2)(c) of the City's
Comprehensive Zoning Ordinance, the Planning and Zoning Commission and the City Council
have given the requisite notices by publication and otherwise, and have afforded the persons
interested and situated in the affected area and in the vicinity thereof; and,
WHEREAS, the City Council does hereby find and determine that the granting of such
Specific Use Permit is in the best interest of the public health, safety, morals and general
welfare of the City.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
SOUTHLAKE, TEXAS:
SECTION 1.
A Specific Use Permit is hereby granted to allow a children's nursery, child day care
center and kindergarten at the Grace Community Church on property located at 251
Countryside Court, currently known as Grace Community Church, being described as Lot 2R1,
Block B, Ravenaux Village Addition, an addition to the City of Southlake, Tarrant County, Texas,
according to the plat recorded in Cabinet 'A', Slide 2120, Plat Records, Tarrant County, Texas,
more fully and completely described in Exhibit "A ", and as depicted on the approved Site Exhibit
attached hereto and incorporated herein as Exhibit "B" and providing an effective date, subject
to the provisions contained in the comprehensive zoning ordinance and the restrictions set forth
herein. The following specific requirements and special conditions shall be applicable to the
granting of this Specific Use Permit: Approval subject to the Staff Report for this case (ZA11-
073) dated February 15, 2012, and limiting the intensity of the use of the facility for the purposes
of the Montessori Academy to 100 students or fewer and also limiting the terms of the specific
use permit to the terms of the lease with the church.
SECTION 2.
This resolution shall become effective on the date of approval by the City Council.
PASSED AND APPROVED THIS 21 DAY OF FEBRUARY, 2012.

RE: Specific Use Permit for Abundant Grace Christian Montessori Academy
Abundant Grace Christian Montessori Academy is requesting approval of a Specific Use
Permit to allow a small Christian Montessori Pre - School to operate within the building of Grace
Community Church located at 215 Countryside Court, Southlake, Texas 76092. No modifications are
being proposed to the exterior of any of the church buildings, and the school would operate from inside
an existing building on site.
Abundant Grace Christian Montessori Academy, a Pre - School based on Christian Montessori values,
will have students from the toddler age of 2 years through the kindergarten age of 5 years. The
foundation of the Montessori educational philosophy demonstrates respect for the child in efforts to
provide to them academic and educational experiences that cultivate a child's sense of independence; self -
respect and respect for others; love of peace; and a passion for self - chosen work done well. The
pre - school core curriculum focuses on math, science, reading & grammar, history, and American
cultural heritage during the following programs:

l'arents can choose the number of days their children will attend Abundant Grace Christian Montessori
Academy. Abundant Grace Christian Montessori Academy is not affiliated with Four Square Church
and is open to all children. Abundant Grace Church Montessori Academy operates with a non-
discrimination policy.

Mission:
The mission of Abundant Grace Montessori Academy is to provide a safe Christian educational
environment where our goal is to help the child (ages 2 -5 years) develop a love of learning; develop social
skills to cultivate the child's sense of independence, self - respect & respect for others; while creating a
partnership with parents to create for the child the best educational experience.
Curriculum:
Dr. Montessori designed a prepared classroom that would encourage optimal learning (ages 2 -5 years).
All furniture and academic works are suited to the child — physically, intellectually, and emotionally. The
curriculum includes :
Practical Life — (care of self) — designed to develop the child's sense of order, concentration, coordination,
and independence;
Sensorial — designed to educate the senses: sight, hearing, taste, touch, and smell. Dr. Montessori quotes
Aristole, "that which is in the intellect was first in the senses ".
Math - (one to one correspondence, numeration, sequence, properties of addition, multiplication,
subtraction, division);
Language — (Storytelling, Sounds, Building words, reading, grammar, creative writing);
Science — (Biology, Zoology)
Cultural ( Geography, Maps, Flags, American History)

Parking Spaces
The proposed location at Grace Community Church has over one hundred (100) parking spaces available
for use during school operating hours.
*Please note that only classroom one will be leased in the beginning. The maximum of two additional
classrooms will be added as the school grows .
