AN ORDINANCE DEDICATING A PUBLIC DRAINAGE EASEMENT
FOR PEDESTRIAN ACCESS, ROADWAY, UTILITY, AND DRAINAGE
UPON AND ACROSS A PORTION OF CITY OWNED PROPERTY AT
JOHNSON PARK. BEING ALL THAT TRACT OF LAND IN THE CITY
OF SOUTHLAKE, TARRANT, COUNTY TEXAS A PART OF THE J.J.
FRESHOUR SURVEY, ABSTRACT No. 521 AND BEING A PART OF
LOT 1, BLOCK 1, JOHNSON PLACE ESTATES, AN ADDITION OF THE
CITY OF SOUTHLAKE RECORDED IN CABINET A, SLIDE 12308,
TARRANT COUNTY PLAT RECORDS. DECLARING THAT SUCH
EASEMENT IS NECESSARY FOR USE BY THE PUBLIC;
AUTHORIZING THE MAYOR TO EXECUTE THE EASEMENT
DEDICATION DOCUMENTS; PROVIDING A SEVERABILITY CLAUSE;
AND PROVIDING AN EFFECTIVE DATE.
WHEREAS, the City of Southlake, Texas is a home rule city acting under
its charter adopted by the electorate pursuant to Article XI, Section 5 of the
Texas Constitution and Chapter 9 of the Local Government Code; and
WHEREAS, the City Council of the City of Southlake has determined that
the engineering design of a .132 acre drainage swale at Johnson Park, Part of
Lot 1, Block 1, Johnson Place Estates.
WHEREAS, any future roadway, utilities, or drainage will be constructed
to the benefit of the public and dedicated to the public; and
WHEREAS, the City Council of the City of Southlake has determined that
there is a public need for a fifteen foot easement across City owned property at
Johnson Park, Part of Lot 1, Block 1, Johnson Place Estates. (J.J. Freshour
Survey, Abstract No. 521); and
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF
THE CITY OF SOUTHLAKE, TEXAS:
SECTION 1
The City of Southlake grants a Public Drainage Easement for pedestrian
access, roadway, utilities, and drainage in the portion of Johnson Park (J.J.
Freshour Survey, Abstract No. 521) to the City of Southlake, Tarrant County,
Texas, more specifically shown in Exhibit "B" attached hereto and incorporated
herein for all purposes and the easement is dedicated to the public in perpetuity.
SECTION 2
The Mayor of the City of Southlake, Texas is hereby authorized and
empowered to execute the aforementioned Public Drainage Easement for
pedestrian access, roadway, utilities, and drainage.
SECTION 3
A copy of the Public Drainage Easement shall be presented for filing with
the County Clerk of Tarrant County, Texas by the office of the City Secretary.
SECTION 4
It is hereby declared to be the intention of the city council that the phrases,
clauses, sentences, paragraphs and sections of this ordinance are severable,
and if any phrase, clause, sentence, paragraph or section of this ordinance shall
be declared unconstitutional by the valid judgment or decree of any court of
competent jurisdiction, such unconstitutionality shall not affect any of the
remaining phrases, clauses, sentences, paragraphs and sections of this
ordinance, since the same would have been enacted by the City Council, without
the incorporation in this ordinance of any such unconstitutional phrase, clause,
sentence, paragraph or section.
SECTION 5
This Ordinance shall be in full force and effect from and after its passage,
and it is so ordained.

BEING all that tract of land In the City of Southlake, Tarrant County, Texas, a
part of the J•J. FRESHflUR SURVEY, ABSTRACT No. 521, and being a part of
Lot 1, Block 1. Johnson Place Estotes, an addition to the City of Southlake as
recorded in Cabinet A. Slide 12308, Tarrant County Plat Records, and being
further described as follows
BEGINNING at a one-half Inch iron rod found at the northeast corner of Lot
11, said Block 1, said point being on Interior comer of sold Lot 1;
THENCE Southwesterly. 231.50 feet along a non-tangent curve to the left which
has a central angle of 12 degrees 03 minutes 29 seconds. a radius of 1100.00
feet, a tangent of 116.18 feet, and whose chard bears South 87 degrees 27
minutes 13 seconds West, 231.07 feet to a point for earner in the north line
of Lot 12, sold Bieck 1;
THENCE South 81 degrees 25 minutes 28 seconds West, 106.68 feet to a point

THENCE Southwesterly. 44.75 feet along a curve to the right which has a
control angle of 01 degrees 58 minutes 20 seconds. a radius of 1330.00 feet,
a tangent of 22.38 feet, and whose chord bears South 82 degrees 24 minutes
