PUBLIC HEARING NOTICE
ZBA23-0016
Dear Property Owner:
A request for a Special Exception Use has been filed with the Board of Adjustment of the
City of Southlake.
The purpose of the hearing is to consider a request for a Special Exception Use, per
Ordinance No. 480, as amended, Section 44.12(2) for an accessory structure greater
than the size permitted, on property described as Lot 2, Block 2, The Dominion –
Southlake, an addition to the City of Southlake, Tarrant County, Texas, and located at 1002
Dominion Drive, Southlake, Tarrant County, Texas.
Current Zoning: “SF-20A” – Single Family Residential District.
The purpose of this request is to seek approval of a Special Exception Use, more
particularly a Domestic Employee or Family Quarters, often referred to as an “accessory
dwelling” for an existing accessory building on the site.
If you wish to register your views on the matter, you may complete and send the enclosed
Notification Response Form to the Planning & Development Services Department. You
are encouraged to follow the requested action through final approval because
changes are often made during the review process.
Please note that this letter and its attachments constitute written notice about the proposed
Variance.

DRAINAGE PLAN GENERAL NOTES
1.Drainage contractor shall take all necessary and proper
precautions to protect adjacent properties from any and all
damage that may occur from storm water runoff and/or
deposition of debris resulting from any and all work in
connection with construction.
2.No fill shall be placed on existing ground until the ground has
been cleared of weeds, construction debris, topsoil and other
deleterious material.
3.Fills shall be placed in thin lifts (8 inch max or as
recommended in soils report), compacted and tested as
grading progresses until final grades are attained.
4.Drainage contractor shall coordinate existing downspout
locations prior to installation.
5.Drainage across the property line shall not exceed that which
existed prior to grading. Excess or concentrated drainage shall
be contained on site or directed to an approved drainage
facility.
6.The ground immediately adjacent to the building foundation
shall be sloped away at 2% min. for the first three feet and 1%
thereafter. Swales shall have a 1% min. slope.
