Southlake Blvd. Southlake, TX 76092 CASE # ZA21-0084 CC: City of Southlake Planning and Development Services Number of pages including cover sheet: 1 Mayor Huffman and City Council Members The request is for a zoning change and site plan to modify the materials and colors on the elevations for Building A in Park Village and to add another entrance so that the space can be divided into two lease spaces. The proposed modifications to the fa4ade for West Elm involve removing the stone material at the front and replacing with a 3-step stucco/plaster system, minimal 7/8" thick, painted per the exhibits. The remainder of the fa4ade consists of repainting existing brick and stone elements, adding canopies and repainting copings, doors and misc. elements for a new, fresh look. At the newly created entry at the adjacent lease space we are proposing to leave that portion of the fa4ade alone, with the exception of cleaning up the stone and adding a new aluminum and glass storefront system. No other changes to the previously approved zoning and site plan are proposed and all previous conditions of approval remain in effect. We are also requesting a variance to the Zoning Ordinance No. 480, Section 43.9.c.1.e that is requiring exposed structural support columns to be constructed of or clad in the same masonry material as the principal structure. We are requesting to remove the stone cladding material from the patio structure, add metal column wraps, and repaint the entire patio structure. We feel this minimal, cleaner design is more appropriate with the new, proposed building fa4ade design features, Sincerely, Quorum Architects, Inc.
