The property is located at 3220 W. Southlake Blvd, #200.
Development Details:
The applicant is proposing retail sales of musical instruments in an approximately 3,450 square
foot lease space within a 7,520 square foot building. School of Rock is located in the remaining
approximately 4,100 square foot lease space. They are required to apply for a specific use permit
for retail sales. The lease space will be used as follows: 456 sq. ft. storage, 156 sq. ft. restrooms,
798 sq. ft. acoustic guitar selling area, 1000 sq. ft. electric guitar sales, and the remaining square
footage will be used as common area for amplifier and accessories selling areas.

Tone Shop Guitars is a locally owned retailer of acoustic and
electric guitars and related accessories. Tone Shop was
established in 2015 and has become the most successful dealer
in North Texas for the music industry's top brands such as
Fender, Gibson, Taylor andMartin Guitars.. We also provide
basic guitar maintenance and repair. As a. service to our
customers Tone Shop also offers trade-ins for players wanting

upgrade their instrument- Approximately 5% of our sales are
generated by those previously owned instruments.
The current tenant "School of Rock" has been the sole
occupant of 3220 W Southlake Blvd for approximately ten years
and recently reduced the size of their space. Our leased 3451
Sq ft portion of the building will be used as follows: 456 sq ft
Storage, 156 sq ft restmoms, 798 sq ft acoustic guitar selling
area, 1000 sq ft electric guitar sales, the remaining square
footage will be used as common areas, amplifier and
accessories selling areas.
