AN ORDINANCE AMENDING ORDINANCE
N0. 161 OF THE CITY OF SOUTHLAKE
BY AMENDING THE ZONING CLASSIFI-
CATION OF SIXTY ONE ACRES OF LAND,
MORE OR LESS, OUT OF THE J. A.
FREEMAN SURVEY, ABSTRACT NO. 529,
FROM AG (AGRICULTURE) DISTRICT
TO F (LIGHT INDUSTRIAL) DISTRICT,
SAVE AND EXCEPT THE NORTH PORTION
OF THE ABOVE DESCRIBED TRACT
FRONTING FM 1709510 FEET AND 450
FEET DEEP IS CHANGED TO A ZONING
CLASSIFICATION OF H (HEAVY COM-
MERCIAL) DISTRICT.
WHEREAS, after receipt of request for change of zoning,
notice given to applicable property owners of public hearing,
notice of public hearing published, and public hearing having
been conducted, all in compliance with Ordinance No. 161 of
the City of Southlake, Texas,
NOW, THEREFORE,
Be it ordained by the City Council of the City of
Southlake, Texas:
SECTION 1. The certain Ordinance No. 161 passed by the City
Council of the City of Southlake, Texas, January 7, 1969, and
being the "Comprehensive Zoning Ordinance" is hereby amended
insofar as the sixty-one acres of land, more or less, owned by
Joe Fechtel, out of the J. A. Freeman Survey, Abstract No.
529, Tarrant County, Texas, more particularly described by
metes and bounds as follows:
BEGINNING at a stone in the SW corner of
the S. Freeman Survey;
THENCE N with the W line of the S. Freeman
Survey 80 varas to a stake for the NE corner
of the J. A. Freeman Survey;
THENCE W along the N line of the J. A.
Freeman Survey 701 varas to point for corner,
being the NW corner of a 20 acre tract
conveyed by B. R. Wall to L. T. Birdsong,
et ux 2/15/26, recorded Vol. 891, Page 587,
Deed Records, Tarrant County, Texas, and the
BEGINNING CORNER OF THIS TRACT:
THENCE S 11!~ deg. E with a fence, the west
line of such 20 acre tract, 376 varas to
post in fence corner, the SW corner of such
20 acre tract described;
THENCE E with the south fence of such 20
acre tract 286 varas to fence corner, the SE
corner such 20 acre tract and the southernmost
1,TE corner -his tract;
THENCE S with a fence line 574 varas to a fence
corner;
THENCE W 475 varas to a post in fence line mark-
ing the re-entrant corner of the J. A. Freeman
Survey and the NW corner of the J. W. Hale
Survey, for SW corner this tract;
THENCE N 0 deg. 30 min. W with a fence line
950 varas to point for NW corner this tract;
THENCE E 183.5 varas to the place of beginning,
being the same property conveyed by Joe,D.
Johnson to Jacob Schwartz, et ux Anna Schwartz
by deed recorded Vol. 1414, Page 213, and
by Jacob Schwartz to Anna Schwartz as her sole
and separate property and estate by deed
recorded Vol. 2633, Page 327, Deed Records,
Tarrant County, Texas
is changed from its prior zoning classification of Ag (Agri-
culture) District to a 7,oning classification of F (Light
Industrial) District, save and except the north portion of
the above described tract fronting FM 1709 510 feet and 450
feet deep is changed to a zoning classification of H (Heavy
Commercial) District.
SECTION 2. The official Zoning Map created by said Ordinance
No. 161 is hereby amended to reflect the change in zoning class-
ification made by this Ordinance.
SECTION 3. The said Ordinance No. 161, except as amended by
this Ordinance No. 161-27 and prior ordinance amendments, remains

in effect in all other respects as originally passed. This
ordinance shall take effect upon its passage.

THAT I,/JOE FECHTEL, Grantor, of the County of Dallas,
State of Texas, for and in consideration of the sum of TEN
AND N01100 ($10.00) DOLLARS AND OTHER GOOD AND VALUABLE CONSIDERA-
TION to said JOE FECHTEL, in hand paid by the CITY OF SOUTHLAKE,
Grantee, receipt of which is hereby acknowledged and confessed,
has dedicated and set aside and does by these presents dedicate
and set aside unto the said/ TY OF SOUTHLAKE, or itsidesignee,
subject, however, to the reservations hereinafter setout, the fol-
lowing described property, to-wit:
BEING a tract or parcel of land out of the
J. A. FREEMAN SURVEY, situated in the City of
Southlake, Tarrant County, Texas, said tract also
being conveyed by Jacob Schwartz and wife, Anna
Schwartz to Joe Fechtel by Deed dated July 3, 1969,
as recorded in Volume 4750, Page 141 and 142 of the
Deed Records of Tarrant County, Texas and being more
particularly described as follows:
COMMENCING at the Northwest corner of the
J. A. Freeman Survey said point also being on the
South Right of Way line of Farm Road 1709;
THENCE Southerly, 2578.89 feet to the PLACE OF
BEGINNING;
THENCE Easterly, along the South line of the
J. A. Freeman Survey, 1319.44 feet;
THENCE Southerly, 60 feet;
THENCE Westerly, 1319.44 feet to a point in a
2 foot Oak Tree for corner;
THENCE Northerly, 60 feet to the PLACE OF
BEGINNING and containing 10817 acres of land.
The above described strip of land is set aside for future
street purposes and it is understood by the parties hereto that this
is a dedication for street purposes only and if not used for said
purpose in ten (10) years by Grantee, shall revert back to Grantor.
This dedication shall be binding upon the heirs, administrators,
executors, successors and assigns of the parties hereto.
