0161-06461 C ORDINANCE NO. 161-64 AN ORDINANCE AMENDING ORDINANCE NO. 161 OF THE CITY OF SOUTHLAKE, TEXAS, BY AMENDING THE ZONING CLASSIFICATION OF 1.879 ACRES OF LAND, MORE OR LESS, BEING LOTS 1, 2, 3, 4, 10, 11, 12 AND A PORTION OF LOT 9, BLOCK 2, SOUTHLAKE PARK ADDITION NO. 1, OUT OF THE REIS D. PRICE SURVEY, ABSTRACT NO. 1207, FROM AG (AGRICULTURE) DISTRICT TO A-2 (RESIDENTIAL) DISTRICT. WHEREAS, after receipt of request for change of zoning, notice given to applicable property owners of public hearing, notice of public hearing published, and public hearing having been conducted, all in compliance with Ordinance No. 161 of the City of Southlake, Texas, NOW, THEREFORE, Be it ordained by the City Council of the City of Southlake, Texas: SECTION 1. The certain Ordinance No. 161 passed by the City Council of the City of Southlake, Texas, January 7, 1969, and insofar as the 1.879 acres of land, more or less, owned by R. D. Drummond, in the City of Southlake, Tarrant, County, Texas, out of the Reis D. Price Survey, Abstract No. 1207, more particularly described by metes and bounds as follows: BEGINNING at an iron pin at the intersection of the south right-of-way line of Southlake Circle West (a 50-foot right-of-way) with the west right- of-way line of Southlake Park Road (A 50-foot right- of-way), said point being the northeast corner of said Lot 3, Block 2, and the northeast corner of said Block 2; PP r 411 M. Olmmb~ *41r+ 49 THENCE with said Block 2 east property line and 14 said Southlake Park Road west right-of-way line, the following courses and distances: S. 03008' W., 69.1 feet to the beginning of a curve to the left whose radius point bears S.860 52' E., a distance of 483.70 feet; With said curve to the left, in a southerly direction, through. a central angle of 090581, 84.14 feet to the ' end of said curve, said point being the beginning of 40 a reverse curve to the right whose radius point bears S. 83010' W., a distance of 294.90 feet; With said curve to the right, in a southerly direction, through a central angle of 13015'53", 68.27 feet to an iron pin at the southeast corner of said Lot 4, Block 2, and the northeast corner of Lot 5, said Block 2; THENCE N. 79001'28" W., with the common property line a of said Lots 4 and 5, 142.12 feet to an iron pin at the southwest corner of said Lot 4, the southeast corner of said Lot 12, the northeast corner of said Lot 11, and the northwest corner of said Lot 5; THENCE S. 04044'58" W., with the common property line of said Lots 11 and 5, passing the southwest corner of 49 said Lot 5 and the northwest corner of Lot 6, said Block 2, and continuing with the common property line of said Lots 11 and 6, in all 123.90 feet to the southwest corner of said Lot 6, said point being in the north At property line of said Lot 9; THENCE S. 10023'01" W., 139.69 feet to an iron pin at a the southeast corner of said Lot 9, said point being in the north right-of-way line of Southlake Park Road West ( a 50-foot right-of-way) and in the south property line of said Block 2; THENCE N. 58021'24" W., with the south property line of said Block 2 and with the north right-of-way line of said Southlake Park Road West, 154.14 feet to the southwest corner of said Lot 10, said point also being the south- west corner of said Block 2; THENCE N. 18031137" E., with the west property line of said Block 2; 199.13 feet to an iron pin at the northwest 4d corner of said Lot 11 and the southwest corner of said Lot 12; 144 THENCE N. 14016'37" W., continuing with the west property line of said Block 2, 93.36 feet to an iron pin at the i northwest corner of said Lot 12 and the southwest corner of said Lot 1, said point also being in the west property line of a tract of land owned by the United States of America; THENCE N. 18003' E, with the common property line of said Block 2 and said U.S.A. tract, 141.91 feet to an iron pin in the south right-of-way line of said Southlake Circle West, said point also being the northwest corner of said Lot 1 and the northwest corner of said Block 2; THENCE with the south right-of-way line of said South- lake Circle West and the north property line of said Block 2, the following courses and distances: S. 66051' E, 30.6 feet to the beginning of a nontangent curve to the left whose radius is 365.83 feet and whose long chord bears S. 79042'09" E, 166.96 feet; With said curve to the left, in an easterly direction, through a central angle of 26022'54", 168.45 feet to the end of said curve; N. 86046;06" E, 30.59 feet to the Point of Beginning and containing 1.879 acres of land, more or less, known as Lots 1-R, 2-R and 3-R, Block 2, Southlake Park Addition No. 1 is changed from its prior zoning classification of AG (Agriculture) District to A-2 (Residential) District, as shown on the plat marked Exhibit "A" attached hereto and made a part hereof. SECTION 2. The official Zoning Map created by said Ordinance No. 161 is hereby amended to reflect the change in zoning classification made by this ordinance. SECTION 3. The said Ordinance No. 161, except as amended by this Ordinance No. 161-64 and prior ordinance amendments, remains in effect in all other respects as originally passed. a This Ordinance shall take effect upon its passage.
