Also, Mr. Killough stated that the applicants for 40 Moayyad Medical Offices (ZAl2 -009) and Tower Plaza (ZAl2 -012) are requesting to be tabled. 41 42 Agenda Item No. 6- Consider: ZAl2 -009, Zoning Change and Site Plan for Moayyad Medical 43 Office Building on property described as Lot 4, H. PUBLIC HEARING 93 94 Staff presented ZAl2 -004 and ZAl2 -013 together. 95 96 The applicant, Keith Hamilton, 8241 Mid - Cities Blvd., Ste. 100, North Richland Hills, 76180, 97 came forward. 98 99 Chairman Hudson asked Mr. Hamilton to clarify why there were 2 alternatives to the width of the 100 street. 101 102 Mr. Hamilton stated that the original width was 24 -ft. After speaking with the Fire Marshall, we 103 came up with 24 -ft. wide and no parking or 28 -ft. wide with parking on one side. Whatever is Planning and Zoning Commission Meeting Minutes —March 8, 2012 Page 2 of 4 104 more accommodating for the city. 105 106 Chairman Hudson asked if trees or vegetation was part of the decision making. 107 108 Mr. Hamilton stated that was not part of the decision. Mr. Hamilton felt that 24 -ft. wide would be 109 better, but 28 -ft. would work. 110 111 Commissioner Springer asked when the drainage flows from the retaining area where does it 112 feed out of it? 113 114 Mr. Hamilton stated on the top northeast corner area is an inlet ready to accept the water. Once 115 it leaves there, it will flow under Beam Drive and into the retention pond. 116 117 Commissioner Springer expressed concern about where the drainage will go after the retention 118 pond. There have been drainage issues in that area. 119 120 Chairman Hudson asked Mr. Hamilton if the inlet currently takes drainage now. 121 122 Mr. Hamilton stated that it was designed for it. 123 124 Commissioner Springer asked Mr. Hamilton if the R -O -W will go their way due to the widening 125 of the road or will it go the other way? 126 127 Mr. Hamilton stated that the R -O -W will go their way. A portion of it will be used for the trail. 128 129 Commissioner Fairchild asked if the private road will be maintained by an HOA. 130 131 Mr. Hamilton stated that Westwyck Hills HOA will maintain the open space, but the 3 lots shown 132 will most likely form their own HOA and maintain the drive. 133 134 Chairman Hudson opened and closed the public hearing. 135 136 Commissioner Springer stated that the 24 -ft. width would be great if we could enforce the no 137 parking.
